We were looking for an investment opportunity and following a post on FB Samuel reached out inviting us to visit one of Emaar s open days. From the word go, Samuel was amazing, keeping us updated, sent the location map, arranged for the valet parking and was there waiting when we arrived. There we were also introduced to Sunil. The two quickly identified options that matched our needs and saw us close the deal within a few hours. They also helped to manage the next upcoming payments which was really important for us. Furthermore due to a personal situation we were unable to meet the committed date they were very understanding and kindly arranged to reschedule them. They were with us at every step of the process which made it very seamless and easy. All along the transaction what clearly stood out for us was there clear ongoing communication to keep us updated. Very professional and responsive taking time to address all our queries. In a market that is saturated with real estate agents and you hear so many stories these two really stood out. I had the unfortunate experience of working at Banke International Real Estate, where I closed several deals for EMAAR projects. Despite my hard work and dedication, the company failed to pay my rightful commission. I repeatedly reached out to the owner, Mr. Porush, asking for the payment I was owed, but my efforts were ignored. Its deeply disappointing to see a company treat its employees this way. I am outraged at how incompetent and indecent your broker Mohammed is. He listed a property for a certain price and then ghosted us when we wrote out the initial cheque. Later replied after i persisted saying that oh the landlord is negotiating for a higher price for the unit!!!! How dare this incompetent broker waste my time, put up a FAKE LISTING AND THEN NOT HAVE THE DECENCY TO EXPLAIN HIS OWN GOOF UP? I have proof of the fake listing and I am taking it up with Bayut and will be calling Land Department so you dont scam others into your deceitful tactics of click baits and unethical practices. Teach your agents work ethics, absolutely terrible or stick to the prices you HAVE ADVERTISED YOURSELF! have the decency to pick up the phone and speak the TRUTH.

I left Banke in May 2024, and they refuse to pay me the wage I worked for. Please apply at your local MACDONALD to save your mental health. I am a student who has been working part-time there for almost a year, and this was by far the worst working experience I have ever had. The working hours were around 38, and the compensation was 2500 aed (with a minimum deduction of 150 aed). They have added so much work over time (Abu Dhabi listings, Qatar listings, 800 Banke, cold calling, recruiting calls, complaints, PFexpert check and so on) while maintaining the same income despite the amount of energy and time they knew it would take. I left in May 2024 and have not gotten my income as of July 5th, which I was using to help pay for my education. Please at least pay me what I have worked hard for. This is stealing.

Since, during the time real estate market was going up, they themselves made profit but were not able to sell my property even after a year. This agency is fraud. They will show you apartments, confirm the deal and refuse to give you the apartment by bargaining with another customer for higher price. So eventually you will be left with no options as they only want you to confirm so they can show other customers and close the deal. It s a scam. Don t trust them.

At Banke properties we came to know that they are dealing in the properties in Qatar as well and Ms Manvi provide us some insight of Qatar properties where the payment plan was really flexible. I am extremely disappointed and outraged by the unethical practices of Banke. My wife and I were scammed into purchasing a property through their deceitful tactics. We trusted them with our hard-earned money, only to be taken advantage of in the most despicable manner. From the very beginning, Banke presented themselves as a reputable real estate agency, but it quickly became apparent that they were only interested in making a quick profit at OUR expense. They manipulated us into buying a property that was not worth the price they were asking for, and failed to disclose crucial information that would have influenced our decision. Throughout the entire process, their agents were dishonest and evasive, providing false promises and misleading information to push us towards closing the deal. It is clear to me now that Banke has NO regard for their clients financial security; all they care about is lining their own pockets through deceitful means. I urge anyone considering doing business with them to proceed with extreme caution. Do not fall victim to their deceptive practices like we did. This company preys on unsuspecting individuals who are simply looking to invest in real estate, and they will stop at nothing to swindle you out of your money.

The company is like a joke I tell everyone to work with some other real estate. you will work and work and managers will treat you like you are just a number. all employees here are miserable, the database is very old so you will not have new business. just cold calling, cold calling more COLD CALLING. and we are told to call from other company Damac, Sobha. This is to share my disappointing experience with BANKE and express my hesitation to work with them again in the future. Initially, one of their agents approached me with an offer that I was interested in pursuing. We even went so far as to agree on a property and have the MOU prepared for my signature. However, after I received the offer letter, the agent suddenly disappeared from the deal. To make matters worse, the agent then claimed that the seller had put the deal on hold, and introduced his own friend as the seller in a conference call. This entire situation felt very suspicious and left me feeling uneasy about continuing the transaction

The worst experience i had buying an apartment , the agent asif khan tried to hide every single negative detail from me especially when it comes to money , they took 2% from me as buyer and 2% from seller , the agent never mentioned all the service charges and bills owed by the previous owner and never mentioned many many fees until i get hit with a 10k service charge owed by the previous owner plus i have to pay 10k for the year ahead , the cooling charges of 6 months never been paid by previous owner and they moved to me , every bill and charge from previous owner cane to me costing me to lose evey dirham i have , avoid this company and dealing with agent asif khan if you want to keep your sanity

I had purchased a property with damac through banke properties. The person handling my case was Mr. Sarim Abbas. Quite frankly i have had one of the most wonderful experience, the best part was that Mr. Sarim really understood my case and was actually fighting on my behalf with the damac sales team to accomodate my concern based on my request. Quite frankly, he could have just left it there and let my unit get cancelled. But he was with me till the end to make sure that my unit is reserved and i get more than the best service. This unethical practice is acknowledged by the CEO, Porush Jhunjhunwala, driven by a focus on commissions 5% to get from ARADA over customer satisfaction. I have evidence of a promised discount in an ARADA villa deal, confirmed by Subroto Banerjee, which was later reneged upon, citing unrelated reasons from ARADA. Attempts to contact Bankes legal and complaint cell departments yielded no response. The company prioritizes their 5% commission from ARADA over honoring their agreements. I will be sending a legal notice to Banke and have approached DLD for potential penalties against them for violating DLD procedures while offering discounts to customers. Bankes reputation and awards should not be taken as indicators of their fairness and ethics.

The property handed over with heavily stained sofas and doors that do not work, by a rude agent that during COVID when everyone was in masks, she walks in without one and says there is no issue. I wonder what would have happened if I had reported the incident to the Dubai government at the time. Fast forward 2 years of a tenancy contract with these guys - a total rip off - they charge renewal costs of excess of 1500AED (these are admin charges and do not include the Ejari payment) this is separate. At the time of check out - they basically want to keep the whole security deposit by adding things as they go along. Initial balance statement showed a deduction of 661.50AED when I questioned it, it went up to 1,590.00AED and so on and so forth. Im being charged for the dirty sofa - pics of check in presented but lands on deaf ears. After a long rant - the basics - stay well clear of this company as they will rip you off one way or another. Once they have your money they DO NOT WANT TO GIVE IT BACK!! They dont even deserve 1 star but it has to be clicked to upload the post.
