If it was possible to add give more Stars, I would! I was on a hunt for 2 Off-plan properties to start my portfolio and Roy Abou Jaoude was recommended by a good friend of mine. Being a new investor in Dubai, I was a bit nervous and wanted to work with someone who listened to my specific requirements, was super knowledgeable, honest and customer centric - lucky for me, Roy was all these things and also a really nice guy. I understand how one can get aggressive with their cold calls but I ve reached a point where I m starting to feel worried about the way I m constantly getting calls even after cutting them from provident real estate. It s literally like someone is doing this in a spiteful manner. I understand everyone has their targets to achieve. I m with you on this but to keep calling people after it s clearly communicated that they are not interested a multiple times, it s more like harassment.I have blocked about 3 numbers of theirs and they still will call from different numbers. One woman even called from her personal number. I mean I have cut their calls earlier but they call you again even after cutting. And not just from the same number but from other numbers too. It s like some paranoia. I ve never seen someone go so aggressive that I even thought of calling the cops. And I m not exaggerating here. I usually don t have the time to write reviews but the provident agents have gone beyond a point where they can t call this cold calls anymore. I just hope marketeers understand that there s a thin line between the two. I won t call it spamming. It s pure HARASSMENT.

WOW! I worked with Roy AJ, and let me tell you... Im an American. I had no idea how things worked in Dubai. And we had a property that was extremely challenging to buy. I wont get into all the details, but I believe most agents would have just given up. Roy not only was there for me every step of the way, but he solved problems that he really didnt have to solve as an agent. Things that were not even his responsibility. I cannot tell you how different this man is compared to the other people Ive done business with in Dubai. If you are a foreigner, you are going to have immense challenge here. This place is unlike any other place in the world and Ive bought real estate in several countries. Youre going to need someone that is good otherwise youre going to pull your hair out. And I mean straight out of your skull and youll be convulsing on the floor thats how stressful it is to do certain things here. But Roy was amazing and if it wasnt for him, I honestly dont think I would have moved to Dubai. I wouldve given up and just went back to America. This man isnt just a good real estate agent, he deserves a medal. If youre going to buy in Dubai, unless you just love stress, use this man for any and all real estate transactions.

Its important to remember that I had been upfront about exploring options and not having a definitive timeline for investment. Professionalism should extend to all clients, regardless of their final decision. I would recommend that your agent/ employee work on their communication skills, especially when interacting with clients who choose not to move forward at the moment.

They will not give you back your security deposit paid initially. Once you request for security deposit, they will ask you that to contact the landlord for that and they will never stand with you on the same. All what they will be mentioned that we are the in the middle between you and the landlord. Keep on mind during moving in and out they will come out with small gaps/NCRs in order to letting you not to take the SD from landlord. Although I returned the unit on perfect condition completing major maintenance works required and deep cleaning yet challenges in place Contractor and provident staff will visit the unit coming up with different thoughts during moving out. I don t give negative reviews, but we had a terrible experience with them.

Beware of dealing with this agent; its a risky endeavor! Their business practices are shockingly unprofessional and uncouth. When it comes to refunding your deposit, prepare for an agonizingly prolonged process. To make matters worse, they conjure up excuses related to the apartment, often blaming wear and tear or pre-existing conditions, all in an attempt to avoid returning your deposit. My sincere advice is to steer clear of any dealings with them altogether, as they appear to disregard RERA guidelines for tenant interactions. - Deeshan Noel specifically was not through in checking the move in inventory records with the move our inspection and was totally unresponsive when issues were raised.

Id like to share my absolutely horrendous experience with Provident Estate, the so-called Award Winning Real Estate Company! So, there was this apartment in JVC that caught my interest, and it was being handled by their gem of an agent, Mr. Mahsoom from Provident Estate. Let me tell you, it was a journey of pure pain and frustration dealing with that guy. I had to practically beg for every single detail and update, and their attitude? Well, lets just say they have a casual attitude that could put a sloth to shame. But thats just the start. On day one, I handed over half the deposit and the agent fee. What did I get? Silence. They left me hanging, no contracts or titles. After persistent chasing, I got a glimpse of the contract. Surprise it was heavily biased towards the landlord. They happily take 5% from tenants, adding to the irony. Despite my efforts, they ignored reason. I reluctantly signed their ridiculous contract out of desperation. But thats not all. I paid the rest of the deposit and three months rent in advance. Yet, I had to chase again, this time for Ejari activation. They took ages to respond. Finally, after constant pestering, I got it activated. And then the worst: an email saying they werent responsible for my Chiller & Gas connection. No help, just deal with it. I contacted the building management, only to find agents shouldve assisted. Provident Estates support is utterly useless. After a day of struggling, I finally got my gas connection working. But you wont believe what happened next. Just two days before that, when I was trying to set up the cooling system, I found out that the landlord hadnt given permission to close the previous tenants account. This had been going on for two whole weeks, despite reminders. They tried to get the landlord to respond, but he didnt bother. When I told the agent about this problem, they suddenly got nervous and contacted the landlord urgently. Only then did the landlord give the permission, but it took me pushing them for it to happen. This whole mess meant that it took four days to sort out the cooling system, even though my contract started on August 21st. So, I had to stay in a hotel for those four days, spending money unnecessarily. The worst part is that when I asked about the previous tenants cooling, they lied to me. They didnt care about making sure the apartment was good to live in. All they cared about was getting their fee, which doesnt make any sense at all. THEN CAME THE FINAL BLOW: After I moved in, I met Mr. ignorant, aka Deeshan Noel, who conveniently ignores my calls and texts. Once I got the keys, I realized the apartment was a wreck broken floor tiles, AC that might as well be a fan, and a whole bunch of other messed-up things yet to be discovered. So, I had to chase Deeshan down, make him talk to me, and beg for help. He said a contractor would come to fix things, but after two visits last week, theyve gone MIA again. And to make matters worse, when I pleaded for them to sort out the AC mess, they dropped the bomb that its the way the apartment is built, not theirs, and they wont do squat about it. People in Dubai, do yourselves a favor and steer clear of these con artists. Theyll gladly lie to your face until theyve got your cash and deposits. This whole ordeal has been a valuable lesson for me in my first Dubai experience, but I sure hope I never have to deal with them again. If anyone knows Dubai Authority channels where I can report this circus, hit me up.

Complete lack of communication or LATE COMMUNICATION only after utility services in the apartment are cut off. Moreover, PROVIDENT have no appreciation for their clients/customers. Avoid at all costs, there are much more professional real estate agencies in Dubai.

Edited the post following the reply from Provident. First of all thanks for getting back to me, I appreciate your invitation to escalate the issue through the appropriate channels, although I was hoping for an amicable and straightforward solution to a simple issue. Interestingly enough I finally (!!) received a communication from the CEO directly, after this review, and as he intimated legal action against my person I thought I would clarify the issue which I feel could have been handled better. After leaving a rented unit from Provident, as I was returning the unit I asked about painting the unit as there was a very standard wear and tear (a few wholes from paintings and a few marks). I was told it was not going to be an issue and that it was going to be fine by the Provident representative. To my surprise I was deducted in excess of 5k AED from the security deposit, 2.7k of which for a paint job!!! (the unit is a 2BR apartment, paintable wall area of around 1500sq ft). Personally I found this unreasonable so I raised the issue to the CEO directly, who after admitting he was not really aware of the issue as he is busy with other matters (understandbly so...), he told me he would look into it (Monday, June 19th), which I really appreciated. Unfortunately no action or communication followed, my calls were ignored and no answer to whatsapp messages - until 6 weeks later when I wrote this review, sharing my experience. So whilst I appreciate the standard reply from your client services team (although you managed to misspell my name) it does not really address the issue at hand, nor make up for the lack communication from your leadership team. It seems like a very similar situation illustrated by a recent review about someone you had hired. As the comment about greed may be misconstrued I have amended it on the initial review (below), although being charged 2700aed for a paint job does seem unreasonable . _______ Very unprofessional real estate agent in Dubai. Worst presentation ever! I was stuck in a traffic jam in the parking lot for more than 40 minutes and in the end they didn t let me in for the presentation of the project. I have never seen anything like this in Dubai. If you dont know how to do it, dont waste other peoples time!

I was called for an interview to work there and got an offer letter I went there and met the residential manager who told me she was happy that I come with real estate background . But what happened in this week was so confusing, the company was preparing for the new launching of alhabtoor and since I joined no one talked to me about my role, no one asked me to do anything, no one assigned any work I should do, no one told me about my days and working hours, and when I asked they told me it s going to be a shifting rotation and it s not confirmed yet. Out of being bored all day, I approached admin and asked what can I help with, and I started helping them with their job because I didn t like sitting doing nothing. Yesterday, HR manager called me for a meeting and told me they didn t want me anymore!!!!! I was in total shock and tried to understand but there were no clear answer.. First he said I wasn t on time, although no one told me about my times not even in offer letter which I still have, then he said they were surprised by my presence and no one told them I was coming, although I was interviewed by HR and confirmed with her manager for my salary. And when I tried to say this wasn t fair they have not even tried me yet he said: the manager is the only one who likes to keep and she is free to do whatever she wants!! And that I was interviewed by the wrong person!!! Complete chaos in that place, the person who interviewed me is not answering my calls and massages, another HR called me after the interview because he wanted a copy of my passport to complete the contract ( looks like he didn t know what was happening). All I can think of is that someone in this company has a specific person he or she knows for that position and wanted to bring her in. I even asked to meet the person who took this decision of me leaving, he said no need and it won t change anything, and that he is going to investigate this with HR !!!!!!! Definitely there is lack of communication among them and most sure someone wants to bring in his preferred one I felt so humiliated by the way I left. Definitely they lack PROFESSIONALISM!!! Sign contract before you start if you want to join them and make sure everything is mentioned in offer letter!

I owned a property in Dubai for many years, and it was managed by Vinita Kataria of Provident. I recently sold the property through Vinita. And the saddest thing I felt when I sold my property was that me and my wife would not be interacting with Vinita anymore. Vinita has been excellent throughout the period we owned the property. The rental department in this company has a very bad service.. I rent a fully furnished and serviced apartment from their agent called Mohamed Badawi) on 15th of March, till now 24th of March they didn t register my ijary contract. And they want to charge me 997.5 dirham for fixing the heater and the water pipes which it supposed to be their responsibility as I am a new tenant. And their agent Mohamed never pick my phone calls !!
