This was a very disappointing experience with agent. I saw the apartment I liked and I wanted to close the deal. It took me by surprise his agency fee which was 10% of the whole value of the apartment. I read RERA regulations and talked with the few agencies and all of them told me that the agency fee is too high. I tried to negotiate with him and drop the price of the agency fee. He took my negotiation about agency fee very far away and got offended. He was accusing me that I was threatening him just because i said that by the law he cannot ask for that high commission for the studio apartment rent! At the end he cut the contact with me and who knows what he was talking about me to the owner of the apartment. I didnt even saw him, went to see the apartment by myself. He was very rude, forcing me to decide and not professional at all!

The agent will only take his commission. I never met him in person before and after my contract. But he and the owner will keep harassing you on whatsapp and calls 3mos before the expiry of your contract. He even shouted at me like I have a bounced chq when I paid in one chq. I had to beg him to help me get my security deposit but never helped me.

Finding a brand new apartment for rent in Dubai this time is not an easy task. I fell in love with Emaar Beachfront and was looking for a good unite with a view and a decent price. At the moment when I though nothing else was left, Akif Safdar from Binayah Real Estate called me and offered an amazing option! It was a chance one of 100 as most of the prices already went up big time. Im extremely thankful to him for coming back to me first after he found our that there was an opportunity and also for providing a highly professional guiding, consultation and assistance with all paper work. The property manager here is very unprofessional, they show you the house with attitude as if they are owning the house. We had booked one house and the property manager informed us to come and handover the documents, because i was late as i was travelling from Abu Dhabi she refused to give me the apartment and said now she has decided to give it to someone else. Its basically she is the decision maker. Also the house was not given to the other person. When we called the direct number we were told property is still available. So I need to ask the owner of Binayah property management on what kind of people has he hired who think they are God and they have the decision to choose whom they want to rent the property. I asked the agent the next day morning can I come and give the documents and handover the cheque and she refused. I can still see the apartment on listing on all sites. When I asked my friend to call they the same agent said that they are still in talks and can come and view the apartment. So till 3-4 days if they can wait for other client why is it that they could wait for few hours ? I am referring to agent Sana and her manager who is handling property of Arena apartment. I will make sure I contact the owner of Binayah property management and send him the complaint.

I would not recommend Binayah. They dont have their own property and rely on other property consultant, however they pretend to be their own property. All it started on 6-Jan-18, I got in touch with Binayah and they gave their representative Ms. Sanya. In turn I got a call from her to show a property for rent in JLT. Myself and my family went for visit and there she introduced Mr. Hammad as a main property consultant for the property. Further she asked me to give cash of AED 3,500 to negotiate with landlord for negotiation, I asked them who is the landlord and both informed its an Iranian owner. Further they negotiated and no outcome, meanwhile same property some other consultant negotiated for 2 cheques and I informed Mr. Hammad and he said OK let me try and said yes now the landlord has agreed. New to this country was not knowing, further he sent me a tenancy contract with an Indian owner I found suspicious and on 13-Jan-18 asked him to stop the deal unless the same is cleared with the Indian owner put of curiosity he deposited the amount given for negation in owners account and started blackmailing that you will lose the deposit and further many other people came forward in the deal. Further when it was mess, Mr. Sra from Binayah came to my office and said we are one point of contact and said we dont want you to lose the deposit so please proceed with deal and give cheque or you will be facing consequences. I was afraid and gave my cheque, further when I went for handover they didnt handover the apartment stating AED 700 is pending and we will not handover. I paid and asked Ms. Sanya about the procedure she said that our work is only till handover thats all now you and landlord deal but I said the landlord number is not there she said ask Mr. Shameful who is representative. Can you all imagine till now I am not in the house because I cant connect to DEWA unless the old connections are disconnected and she didnt provide the DEWA copy, if I call Mr. Sra he informs I am director and cant get into day to day activities. Rather none of my transactions were not given receipt and I feel everything in this company is unethical. Now I will be moving RERA. Regards SAM.

Very poor service and you should avoid them. When I signed on my new Villa, their agent Jasur promised an Ejari contract within two weeks but however failed to disclosed that the house has no deed. This cost me a grave inconvenience as my wife and children cant proceed with the visa. it has been 45 days and they dont reply or answer my calls. obviously collecting the commission and run.

I have been using this agency for over three years now and though they may not be perfect, they are better than most. They pretty much promise what they can deliver and dont mislead you. So can recommend them to others easily. I would suggest them to improve their communication time though.
