Being a property investor for almost two decades I ve found that working with James has been an absolute delight. His professionalism s and mannerisms are second to none. Never have I thought there d be an agent that s so honest, truthful, and frankly transparent as Mr Freyne. This man knows truly knows his stuff when it comes to properties and gives undoubtable critical advice, whether it s during working hours or even 4am in the morning, he is always available and never out of reach. Ive been with BetterHomes for 3 years and I would lie if I said my experience was good. Moving to Dubai, knowing nothing about how things work, this agency was recommended by a friend so I didnt search too much and just went with it (also because they were managing the place I wanted to rent). Contacting them always felt like I am begging for what should have been my right! 1. The very first agent that I was assigned to: I asked him to check with the landlord if he could decrease the rent before I signed the contract. He told me the Landlord accepted to decrease it, that amount was added as part of the agency commission. 2. the same agent told me once I sign the contract I cant contact him nor the landlord. Also that I dont have a parking slot in my building. So I contacted BetterHomes and asked to change him. My mistake was telling him I was new to Dubai so he knew I had no idea about how things work. Even though I reported this person to BetterHomes, there was no apology or anything from their end. 3. Moving to the place, I wasnt told about the amenities like gym, swimming pool in my building. While this sounds obvious, I had no idea as I was still new. 4. The cleaning wasnt done properly before I moved in. (Or maybe not done at all). Photo attached 5. the freezer never worked properly. I put ice cream it turns into liquid. I reported it twice, they fixed it twice but I wonder what was done to fix it because the icecream always became liquid right after the maintenance is done. They told me they contacted the landlord who said the issue was due to personal use!!!!! I didnt even get the chance to use it in the first place, I only tried to put icecream that melted after few minutes. So just imagine spending 3 years without freezer. Tv also never worked by the way and they refused to fix it! 6. I asked for AC cleaning, they brought their same vendor that only wiped the external barriers with a towel! Then asked me to rate them well on Google Maps!!! 7. Trying to get my security deposit back was also not easy. Unnecessary and unjustified items were added (like they needed they tighten this or adjust that for +300 dirhams). Also, quoting things for double their real price in the market. I honestly saw that coming because of the way the Inspection was done. Their vendor was looking for problem in the appartment so very bad, the painting was so perfect that they had to turn off the light and use their phone flashlight to try to find a flaw If they did 10% of that effort before I moved in I wouldnt have had problems in the appartment. 8. The move out process was super stressful and super overwhelming that it caused me so much stress in both my personal and professional life until now.

Low level of professionalism. The employees i dealt with have a bad attitude and lack basic knowledge of customer satisfaction. They are manipulative and not truthful about the real condition of the house. When i faced a technical problem in the house i was about to rent, they repeatedly lied about fixing it, refused to let me check that it was actually fixed, and ended up blaming me for having many requests! I chose to rent via an agency to avoid any issues with renting for the first time living in Dubai. I was hugely surprised and disappointed - Had to travel to the office to collect keys as my agent was on holiday on the day of moving in and keys were misplaced - Apartment was not clean, painted and had minor repair issues - Service charges were not processed so I was blocked by Emaar when attempting to move furniture in (had to purchase a blow up bed) - Served a verbal notice to evict for the purpose of the LL moving in with no formal notice until 1 month after my contract was renewed - Received a 20% renewal quote but unable to provide evidence of Rera index I assumed that both LL and tenants rights would be managed, doesn t seem to be the case

A very bad experience and lack of interest. When the lease contract is completed, it is difficult to communicate with them. Even with Jena, she did not respond until after several very many calls. She responded only once, saying, You don t understand what I am saying. It later became clear to me that it was hers, and even WhatsApp. You did not respond to what I wrote. I cannot communicate except through a complaint with official authorities. It has now been a week since the air conditioner was cut off. Indeed, great suffering and disappointment.

I had an extremely challenging time dealing with multiple agents to manage my property and was being shifted from one to another every few months. However Archie was assigned to me as a backup resource when my actual property manager went on leave without much notice right in the middle of the handover process. With him stepping in, somehow things started moving in the right direction. He was patient with the issues, paid attention to the concerns and was detailed in keeping me updated with progress. It was a messy handover for Archie go take over but I must commend him for managing it professionally. I requested BetterHomes if they would make him permanent in handling my account. If it wasnt for his service, Im certain I would not have continued my business with BetterHomes.
